Why price is the whole game

Your home has to sell three times.

A buyer
They have to walk in, love it, and believe the price. Price it past them and they never walk in at all — you get no showing and no feedback to learn from.

An inspector
Then it has to survive the report. We handle what we can before we go live, so the second yes is a formality instead of a renegotiation.

A stranger with a clipboard has to agree with the number. I meet them at the property with a packet of the sales and the improvements they would otherwise miss.

Buyers search in round numbers. Your price has to land on one.

Nobody types $522,500 into a search box. They pick $500,000 or $525,000. A price in between is missed by everyone capping their search at $500,000 and by everyone starting theirs at $525,000.

Getting your home ready to show

None of this is expensive — it's the hour-and-a-weekend work that photographs of your home, and buyers walking through it, will repay many times over.

Start at the curb

Buyers decide how they feel before the door opens: lawn edged, front door and hardware wiped down, porch light working, house numbers visible.

Clear the counters and half-empty the closets

Clear surfaces read as space; a closet with room left in it reads as storage. Boxes in the garage are fine — buyers expect a move in progress.

Take down the personal gallery

Family photos make it your home; buyers need to picture it as theirs.

Turn on all the light

Every bulb working and matched warm, blinds and curtains open for every showing. Bright homes photograph better and show better.

Deep-clean once, then maintain

Windows, grout, baseboards — and smells most of all. A buyer’s nose forms an opinion in the first ten seconds.

Fix the small honest stuff

The dripping tap, the sticking door, the scuffed trim. Small unfixed things make buyers wonder about big ones.

The showing-day ritual

Lights on, temperature comfortable, pets and their gear out, and leave — buyers speak freely in an empty house, and what they say gets back to us as feedback.

One of the first questions serious buyers ask. A simple average per month is enough.

HOA documents, dues, and contact

If there’s an association: bylaws, dues, transfer fees, and who to call. This is a common closing-delay culprit.

Warranties and manuals

HVAC, roof, water heater, appliances — anything transferable is a selling point worth showing on paper.

Receipts and permits for improvements

The roof, the remodel, the new windows: receipts prove the story we’ll be telling about the home’s condition.

Keys, remotes, and codes

Every key, opener, mailbox key, and smart-home code, in one envelope, ready for closing day.

Insurance claims history

Buyers’ insurers will surface past claims anyway — knowing the history first keeps us ahead of it.

This page does more work than any other in the packet. Public records do not know you replaced the roof or rewired the kitchen, so an appraiser working from records alone values a house that no longer exists. I hand this list to the appraiser when we are under contract. Nothing is too small to write down.

When buyers come through

Once we are live, the work shifts to keeping the house ready. Jordan will give you as much notice as possible.

Leave. Buyers say what they really think when the owner is not in the room, and what they say is how we learn what to fix.

Take the pets with you if you can, and their bowls and beds if you cannot.

Open the blinds and turn the lights on before you go, the same way we did for photo day.

Set the temperature somewhere comfortable. A hot house in July costs you money.

No cooking smells and no air freshener. Either one makes a buyer wonder what is being covered up.

Put away anything you would not want a stranger to pick up: mail, medicine, spare keys, small valuables.

Empty the bins and run the dishwasher.

Leave the paperwork out where it helps: your upgrades list, the manuals, the warranties.
